What is the Process of Renting Your Home? Chandler Property Management Education

We often get asked by prospective owners what property managers in Chandler do to secure a tenant for their properties. This process is called the leasing process, and it covers preparing the property for the rental market, advertising the property and selecting a tenant.

Preparing the Property

The first thing we do is visit the property. We want to make sure the home is ready to be marketed. It’s important that the landscaping is trimmed, the paint is touched up and the carpet is cleaned. We want to see that the home is in good, clean condition.

Marketing and Advertising

Once the property looks great, we take marketing photos, put a Realtor lock box on the door and post a sign in the yard if the owners choose to do so. Information about the home is entered and uploaded into the Multiple Listing Service, or MLS. This broadcasts the listing to all real estate agents in Maricopa and Pinal counties. We also advertise on websites that are popular among tenants such as Trulia, Hotpads, Realtor.com, Zillow, Apartments.com and Homes.com. Then, we start getting calls about the listing. We answer questions, show the property and facilitate other agents who are showing the home to their clients.

Tenant Selection

When we get an interested tenant, we ask them to fill out an application. We process that application within 24-48 hours. If we find a candidate who is worth talking about with the owner, we discuss the qualifications for this applicant. If the owner is comfortable with the candidate, we accept the applicant and draft the lease paperwork. The lease paperwork is sent to the applicant and they drop it off to us with a deposit once they sign the lease. Then we get the owner’s signature and the paperwork is complete.

A couple of days before move in, we go and do a thorough inspection of the property. It’s important to document the condition before tenants move in. We also give them the inspection form, which is a legally required document, and answer any questions they may have.
